Gurugram-based real estate developer Central Park Estates has launched Belanova, an ultra-luxury residential project within its Central Park Resorts township, with projected sales of Rs 500 crore in FY26 and Rs 1,000 crore in FY27.
The project involves a total investment of Rs 1,200 crore and has an estimated revenue potential of Rs 2,500–3,000 crore, according to company officials.
Belanova comprises 124 residences, each with an average ticket size of about Rs 25 crore, and is positioned as a low-density, high-rise development within the 47-acre Central Park Resorts ecosystem. The project is being funded through project finance and internal accruals, without institutional investors or private equity participation. Financial tie-ups and home loan approvals have been secured with major banks, including ICICI Bank, HDFC Bank, Canara Bank and Punjab National Bank.
The company said it expects to achieve around Rs 500 crore in sales in FY26 through a private offer phase, followed by approximately Rs 1,000 crore in FY27, reflecting demand in the ultra-luxury housing segment. Around 25 per cent of the inventory has already been sold, and revenue recognition has commenced.
The project is scheduled for completion by July 31, 2026. Its formal launch will coincide with the opening of Club Belanova in March–April 2026. The company is following a phased pricing strategy, with prices expected to increase by 7–10 per cent after every 10 units sold.
Ankush Kaul, President – Sales, Marketing and CRM at Central Park, said the project is designed as a rare offering in the luxury housing segment.
“This is not just another luxury tower; it is a rare offering designed for those who value craftsmanship, discretion, and legacy. Belanova is meant to stand apart quietly, commanding its place through substance rather than noise,” he said.
Rajit Sardana, President – Hospitality at Central Park, said the project integrates hospitality-led living with residential spaces.

Vikram Singh, Project Head, said the development focuses on privacy and architectural design, with features such as private lift lobbies, dual lifts per residence, high ceilings and large balconies.
Belanova is located near the elevated Sohna carriageway with connectivity to NH-48, IGI Airport, Golf Course Road, Rajiv Chowk and Millennium City Centre Metro Station.
